On a patch of cleared land off Crosby Drive, where forest once met office park, construction has begun on a new 154,000-square-foot biomanufacturing facility. The project, led by GenesisM, a joint venture between Bain Capital Real Estate and Botanic Properties, aims to address the growing demand for life sciences production space in the Greater Boston region.
The site lies along the Route 3 corridor, not far from the innovation hub of Kendall Square. Once complete, the facility will support multiple biotech tenants, each operating in separate, tightly regulated suites with dedicated infrastructure.
Builders say the structure is designed for flexibility, with 27-foot ceilings, 18 loading berths, and a modular internal layout meant to reduce setup time for future occupants. Construction is expected to continue through 2026, with occupancy beginning as early as the second quarter of that year.
Town officials and development teams gathered for a groundbreaking ceremony this week, marking what many see as a shift in Bedford’s landscape toward the engineered ecosystems of modern biotech.
